We continue the interviews of successful real estate consultants who lead the sector at Cyprus Emlak Merkezi, the first and only real estate news-ad portal in Cyprus. Our guest is Aya Badawi, one of the experienced consultants of Henry Charles Estates.
We talked with Aya Badawi about the transition from marketing and finance experience to the real estate sector, Arabic speaking investors who invest in Northern Cyprus, what they want and their priorities.

Marketing and Finance Experience
Let’s start by getting to know you. Can you tell us about yourself, what are you doing?
I’m ethnically Syrian but I was born in Saudi Arabia and moved to North Cyprus in 2018.
I studied the Bachelor of Science Business Information System in Bahrain, graduating in 2007 and obtained my Master’s Degree in Business Administration, Double Major (marketing and finance) in 2014-2015.
I worked in various countries such as Bahrain, Saudi Arabia and Syria, mainly in Marketing/Advertising, whilst also attending a Branding & Social Media Marketing workshop that gave me more knowledge about online marketing.

How did you start the real estate sector, in which areas did you specialize?
We decided to move to North Cyprus as a family and bought our first property through Henry Charles Estates Ltd. in 2017.
After approximately one year of searching for a job, I had an interview with Arzu Aygin, director of Henry Charles Estates in October 2018. I believe this was the turning point that gave me the confidence to start working in the real estate world and provided me with the challenge needed to succeed in this new field.
Henry Charles Estates has given me the chance to combine all my past experiences of previous jobs, education and my public relations in the Middle East, all under one roof.
My role at HCE is as a sales consultant for the Arabic/English speaking communities in and around the Middle-Eastern/North African (MENA) countries.
I am also responsible for marketing and advertising as my previous work experience has been mostly in this field.
I speak fluent Arabic & English and am beginning to understand/trying to speak some Turkish.
Living in North Cyprus inspires me to introduce and promote this beautiful country to the entire Arabic speaking world as a place to live, study or just to have a holiday home.
Which countries do you work with? What is the priority of the investors in the region where you work in purchasing real estate?
My main aim is to target mainly the Middle Eastern Countries such as Saudi Arabia, Bahrain, Jordan, Egypt, Iraq, Qatar, United Arab Emirates etc. and the Arabic speaking communities around the rest of the world.
My clients are mainly investors/purchasers who are looking to buy for various reasons such as coming to study in wide choice of North Cyprus universities, families moving to live in North Cyprus, buy to sell investors who are looking for a return on their investments by renting or reselling the properties they purchased off plan and finally buyers who are looking to retire, or holiday here.
Investment Opportunity in Different Budgets
What is in your portfolio, what kind of real estate do you market?
Our portfolio is very varied ranging from the cheapest studio apartment to the most luxurious villa, shops, offices, land and renovation projects.
I mainly work with construction companies following up their projects in Kyrenia, Nicosia, Iskele, Famagusta and the Guzelyurt region. I also source resale properties from existing clients.
Opening started with home quarantine. How do you evaluate the interest from foreign investors?
We are getting a lot of enquiries, emails & calls from clients and investors who are waiting to visit North Cyprus just as soon as the travel restriction are lifted. We are expecting a flow of clients to be arriving and it’ll be a very good opportunity so we should be prepared with a powerful market.

Do you have a message for investors?
Middle Eastern investors are constantly searching for good opportunities and compared with other countries, North Cyprus is one of the most profitable options.
In the meantime, this global pandemic and the forever changing currencies, a lot of properties are being sold at greatly reduced prices, construction companies are making some amazing special offers paired with payment plans!
The shrewd investor should take advantage and grab some bargains.
The real estate market will kick start again real soon so now is the perfect time to invest!
