Henry Charles Estates Consultant Irina Chekalova talked about the Russian Investors’ Investment Process in Northern Cyprus.

We continue the interviews of successful real estate consultants who lead the sector at Cyprus Real Estate Center, the first and only real estate news-ad portal in Cyprus. Our guest is Irina Chekalova, one of the experienced consultants of Henry Charles Estates.

We talked with Irina Chekalova about her transition from legal education to the real estate sector, Russian-speaking investors investing in Northern Cyprus, what they want and their priorities.
In the rest of the meeting, Irina Chekalova has an important message for investors.

From Law to Real Estate

Let’s start by getting to know you. Can you tell us about yourself, what are you doing?

First of all I would like to start by saying thank you for requesting this interview with me. 

My name is Irina Chekalova , I am a Russian citizen and I was educated in the Ukraine where I obtained my law degree.

I moved to North Cyprus in July 2015 and I started working at Henry Charles Estates in October of the same year.

I work in a Professional Real Estate Agency

How did you start in the real estate sector? In which areas do you specialize?

Because I have a higher level of education, I was looking for a job with a reputable local company. I wanted to work with a professional real estate company as I could see very good potential in myself for selling property here. After my initial interview with my now director Arzu Aygin, I immediately started working the next day and have been successfully working here ever since. 

Which countries do you work with? What is the priority of the investors in the region where you work in purchasing real estate? 

I started in the real estate business in 2015 and naturally I mostly concentrated on Russian speaking countries like Russia, Ukraine, Belarus, Kazakhstan, Turkmenia etc. During my six years in this industry, I have also had many buyers from other countries such as Turkey, Syria, USA, UK, Azerbaijan and local buyers too.

As the company I work for was established over 20 years ago and are very trustable, we specialise in the whole of North Cyprus and cooperate with the best builders on the island. We also boast the biggest portfolio of properties. I used to specialise mainly in the Kyrenia area, but we are now able to offer very good investment opportunities for the Famagusta and Guzelyurt areas too.

My Russian speaking customers are very attracted to our beautiful island so I have to provide them with a professional service as a real estate agent and give the best advice on what to buy and which property will best suit their needs. 

  • Our portfolio is very rich

    What is in your portfolio, what kind of real estate do you market?

    I market some of the best projects in the whole of North Cyprus built by professional developers and I also try to accumulate re-sale properties such as apartments and houses, which can also be perfect for my purchasers either as a holiday home, as a permanent re-location home or a rental income. We are proud to have one of the biggest property portfolios amongst our competitors on the island. I always work by individual approach to each customer.

    When the travel restriction ends, we expect demand from foreign investors

    Opening started with home quarantine. How do you evaluate the interest from foreign investors?

    At the moment I am in contact with many potential buyers and investors who are very interested in purchasing properties here. I am constantly communicating with my customers and conducting online meetings, online presentations and virtual viewings for them. I am also expecting the arrival of previous clients who were unable to buy a property before the pandemic and are yearning to be back in Cyprus, ready to invest.

    I have a feeling that when the strict travel restrictions are over and when foreign investors can return without any quarantine period, the North Cyprus property boom will explode once again.

    Do you have a message for investors?

    I would like to say that North Cyprus really is the perfect location to invest. From the relaxed lifestyle, to the nine months beautiful climate, the amazing beaches, richness of history/culture and most importantly, the absolute best value for money in comparison to the rest of the Mediterranean countries.
